When I moved to my house my landlord had in a drawer mice poisen packages and boxes of roach motels?
I sat them out after I moved in because I took the hint ,its a row home in the city, I have talked to neibors and everybody on the row has mice, but we have and old refigerater and mice are getting into it, we called them about 3 weeks ago they said they were going to replace it that sdame week, we called and called then last week the septic line broke and the whole basement is filled with raw sewage, it took them three days and calling the health department for them to come out to the house,I have been renting for years this is the first time I rented from a private owner. Now my landlord is saying I am responsible for this old yellow refigerater with cracks all around the seals and lord knows where elese these critters are getting in from. The refigerater and freezer works fine the only problem is the rats are geeting into it, I did not break there appliance it is old ,can they say I am responsible?
Find out what your rights are in your state and let them know you know you rights. Check you city tenant rights as well, so larger cities offer protection above the state laws… use what you know!
Don’t just call and as them to fix it - usually you must request repairs in writing – send it certified mail so that can not say they didn’t receive it.
tell them you want it fixed immediately (or writing the time frame the law states) - or you will have the repair made on you own and deduct the cost (as the law normally allows) – unless they are serious slumlords – this gets the repair done.
Take pictures of every problem/repair needed before and after. Make notes for you records. This will be necessary If you need to go to take the owner court on later for the return of you security deposit.
Call your city health department and water department to report the sewage problem! Take pictures of that to!
